Over 12 years ago, Father and son team Nigel and Jeremy Bates began exclusively building modular homes in the Western New York region. With some 45 years of experience in residential and commercial construction, including traditional stick-built homes, we find building modular is the way to go!  With the consistent quality, incredible price point, and compressed timeline, we love this product and we are thrilled to be able to provide great homes and cottages to families all over Western New York, Upstate New York, Western PA, and Ontario Canada.

We use a selection of modular manufacturers and suppliers in order to meet the different needs of our customers.  We are proud to be partnered with the following manufacturers: Pennwest, Colony, PBS, New Era, Titan, and Apex.

We offer a wide range of homes.  From small cottages to large homes.  Most of our customers prefer our turnkey package where we will manage the whole project from A to Z.  We will pull your permits, improve your land with a driveway; bring in your exterior utilities from the street including a septic tank and a water well, if needed; then we’ll pour your concrete foundation, set and complete the house modules, and site build your attached garage, covered front porch, and rear porch as designed.

Sometimes customers want to act as their own General Contractor for the project, which is ok too.  In these cases, we will work with the customer to design a wonderful home and we will deliver the modules to your site, set them on your foundation, complete the roof, wrap the house totally weather tight and ready for you to finish inside.
