When the modules arrive on site, we crane them onto the concrete foundation.

The modules are designed specifically for each build and come completed with framing, electrical, drywall, windows, cabinetry, countertops, lights fixtures, bathtubs, toilets, appliances installed, heating systems, water systems, and even much of the flooring can be completed in the factory.

Both are wood framed houses with 2×6 walls, 2×10 floors, and insulation in the walls and ceilings that meet all local and state building codes. But modular homes are built sturdier, with up to 50% more lumber. And modular homes stay dry and warm throughout the construction process – unlike site built homes, which are soaked with rain and snow. Modular construction leverages assembly line production, which eliminates overruns and keeps our projects on-time. Building new allows you to start at year zero on all your product warranties and also allows you to roll the entire project into your new mortgage. Sometimes when you buy and renovate your home you’ll end up chipping away at the projects over the years to come which eats into your time and cash flow.

We don’t normally inventory land. But, we can help you find a building lot or acreage. Depending on what your search criteria is, we can help you identify suitable land and broker a purchase of that land for you. It’s recommended that when buying a new parcel of land, that we connect with you to do a project review to ensure that what we’ve accurately accrued for all your site expenses. There are also some towns that require a soil bore test and perc test to be performed prior to building which can happen when you get the land under contract. Normally a due diligence phase of approximately 30 days can be noted in your land purchase contract which will allow us to make sure your building site is good to build on.

Financing

Our modular homes qualify for both construction and traditional mortgage programs. The same mortgage rules and regulations apply to purchasing a Buffalo Modular Home as a site-built home.

Land

We don’t normally inventory land. But, we can help you find a building lot or acreage. Some towns require a soil bore test be conducted prior to issuing a building permit. This test analyzes the soil that’s in the ground to make sure that we engineer the foundation with appropriate walls and footers. The boring and test usually costs less than $1500 and we can roll this cost into your site work accruals and thus into your mortgage.

Another, less costly test, is called a penetrometer test which analyzes the soil at the time we are excavating for the foundation. A penetrometer test would be in place of a soil bore test but not all townships allow for this.
