Our factory direct process allows us to build and erect the modules on your foundation.  We’ll work closely with you to ensure that the modules are custom built at the factory to your spec.  You’ll complete the foundation and we’ll come and erect your home!  Typical lead time on this type of project is 2 to 4 months, depending on the complexity of the project and factory backlog.  Normally it takes us 1 to 2 days to set the modules on your foundation and our customers normally take 6 weeks to complete the site work and move into their new home.  

HOW COMPLETED DO THE MODULES COME FROM THE FACTORY?

After we set the modular home on your foundation, your home will be completed as follows:

  • Roof: shingling is completed
  • Siding, Soffit, Fascia: depending on the design of your home, this will be mostly done, with some completion work required
  • Windows: all windows are installed 
  • Doors: all doors are installed. Interior door units located on the marriage wall connection are shipped loose to be installed on-site 
  • Electrical: all interior wiring is completed.  The electrical panel will be installed in the utility room or ready to be mounted in the basement on-site
  • Plumbing: all rough plumbing is completed
  • Flooring: depending on the flooring type, the flooring can be fully completed with only seaming required 
  • Drywall: all drywall is installed and finished with only the marriage seam to be installed onsite
  • Insulation: completed

  • Building permit
  • Lot clearing
  • Excavation 
  • Basement
  • Porches and decks
  • Exterior utility lines (Electrical, Sewer, Gas, and Water)
  • Stitching and seaming of the modular units
  • Landscaping

OTHER THAN BUFFALO MODULAR HOMES, WHAT CONTRACTORS WILL IN NEED TO HIRE?

Your typical contractor list will include:

  • Excavator/Basement Contractor
  • HVAC/Plumbing Contractor
  • Electrician
  • Carpenter/Finisher  

OK YOU HAVE MY ATTENTION.. BUT CAN I CUSTOMIZE THE HOME?

Our modular homes are fully customizable with many different styles and designs, including: modern, craftsman, farmhouse, victorian, and traditional.. To name a few!  Modular homes are simply wood frame structures that can have the same options and appointments as site built wood frame homes, such as: vaulted ceilings, high end cabinetry, granite and quartz countertops, crown molding, hardwood flooring, and ceramic tiling.
